Anakainizo 2026 - Enausys

Eligible Properties

  • A property may qualify if it is either a vacant residence (non-electrified since 1 January 2024 and declared vacant in the 2025 E2 tax return) or the applicant's primary residence declared in the 2025 E1 tax return.
  • Legally existing property (unauthorised constructions must be legalised under Law 4495/2017)
  • Building permit issued no later than 31 December 1990
  • Maximum living area of 120 m² (150 m² for families with three or more children)
  • Not previously included in an Exoikonomo programme after 1 January 2020
  • Initial Energy Performance Certificate (EPC) rating of Category C or lower

Obligations After Approval

  • Vacant residences must become the applicant's primary residence or be rented under a long-term residential lease for at least five years after project completion.
  • Primary residences must continue to be used as the applicant's main residence for the same period.

Grant Rate

Eligible applicants may receive grants covering up to 80% of the approved renovation budget, depending on household income and family status. Additional incentives apply to special categories such as large families, single-parent households and persons with disabilities. The maximum eligible budget is €36,000, subject to a limit of €300/m².
